One of the first things to understand is your investor deposit and how it affects your loan to value ratio (LVR). Most lenders require a minimum deposit of 20 per cent for investment properties to avoid Lenders Mortgage Insurance (LMI). If your deposit is below that threshold, LMI is an additional cost that is added to your loan amount. We explain how LMI works and what it means for your overall investment loan amount before you commit to anything.

For investors looking to leverage equity in an existing property, we can help you understand how equity release works and whether it is a suitable way to fund your investor deposit. Using equity from your home or another property to enter the market sooner is a strategy many investors consider, and we can help you understand the numbers involved.

When it comes to your investment loan interest rate, lenders price investor loans differently to owner-occupier loans. You may have access to rate discounts depending on your LVR, your loan amount, and the lender you choose. It is also worth understanding the tax side of property investment. Interest on your investment loan and other holding costs such as property management fees, council rates, insurance, and repairs may be claimable expenses under current ATO rules, provided the property is rented or genuinely available for rent. Investors should also be aware that changes to negative gearing rules have been legislated. Properties held at 7:30pm AEST on 12 May 2026 retain full negative gearing benefits under existing rules. For established properties acquired after that date, negative gearing deductions will only be available against other residential property income from the 2027-28 income year. New builds acquired after that date continue to access negative gearing against all income. These are complex areas and we always recommend speaking with a qualified tax adviser to understand how the rules apply to your circumstances.

Capital gains tax rules are also changing. The 50 per cent CGT discount continues to apply to gains accruing up to 1 July 2027. After that date, a cost base indexation model and a 30 per cent minimum tax on real gains will apply to affected assets.
